The Frenckell office has been renovated into an exceptionally energy-efficient complex that combines 19th-century architectural heritage with modern building technology. Achieving an A energy efficiency rating makes it an exceptional example within Finland’s real estate portfolio.

Rising in the heart of Tampere, the Frenckell Office has achieved an A energy efficiency rating (A2018)—an accomplishment that is exceptional not only given the building’s age but also in the context of the entire Finnish building stock. Completed in 1847 and owned by Aare Invest Oy, the Frenckell Office is Finland’s first office building over 100 years old to hold a valid Class A energy certificate.

This is a historic milestone, demonstrating that a building of cultural and historical value can be renovated to achieve top-level energy efficiency without losing its original identity. The renovation was carried out by Meijou Oy, with the goal of combining the valuable history of this nearly 200-year-old building with the technical requirements of a modern office space.

Completely renovated building services bring the building, completed in 1847, into the present day

The building services at Frenckell’s office have been completely rebuilt, relying on modern, low-emission solutions. The key technical solutions are:

– Carbon-negative cooling that utilizes Tampere’s district cooling system and the cool depths of Lake Näsijärvi

– Carbon-neutral district heating, which provides heating for the building

– Ventilation powered by renewable electricity, which also generates cooling energy during the hottest summer months

– A solar power system that reduces the need to purchase electricity

– Energy-efficient building automation that optimizes indoor conditions and minimizes consumption

Together, these solutions form an exceptionally efficient system, which has made it possible to achieve an A energy rating in an old stone building.

The office is just the beginning—next up is the Frenckell paper mill

The office, which has achieved an A energy rating, is the first phase of a multi-year development project for the Frenckell area. Next, in 2026, a major renovation of the historically significant Frenckell paper mill will begin, resulting in the construction of modern, flexible, and energy-efficient office spaces in the area.

BREEAM certification will be completed in early 2026

Frenckell’s Konttori is currently applying for BREEAM In-Use environmental certification. The certification is expected to be completed in January 2026, which will reinforce the area’s status as one of Finland’s most ambitious and responsible real estate development projects.
